SnagFlat is an informational triage tool, not legal advice. Its badges are building-level estimates from public data that may lag reality. They are not a guarantee of any apartment's rent-stabilization status, and they should not be the sole basis for a housing or financial decision.
Housing-decision disclaimer
SnagFlat surfaces signals — most importantly, whether a building appears to be rent-stabilized — to help you triage apartment listings quickly. Please keep the following in mind:
- Building-level, not unit-level. Rent stabilization is determined for an individual unit. Our badges describe the building (for example, "registered stabilized units" or "holds a J-51 / 421-a benefit"), which does not guarantee that a specific apartment is, or is not, stabilized.
- The data may lag. Public registrations and tax-benefit records are updated on their own schedules and can be out of date or incomplete. A building's or unit's real status may differ from what the records show.
- "Unknown" is a real answer. When the data is inconclusive we say so, rather than guessing. The absence of a stabilization signal does not prove a unit is unregulated.
- Other badges are estimates too. Orientation and sun-hour figures are building-level approximations from footprints and neighbor heights, not a measurement of your unit. Street "busy/quiet" is a heuristic from the street name. Average unit size is a building average, not this unit's square footage.
- Not legal, financial, or professional advice. SnagFlat does not provide legal advice and is not a substitute for professional guidance.
Verify before you rely on it
Before making a decision based on rent-stabilization status, confirm it independently. You can request a unit's registration and rent history from New York State Homes and Community Renewal (HCR / DHCR), ask the landlord or broker directly, and consult a tenant attorney or a tenant-rights organization. Treat SnagFlat as a starting point for questions, not a final answer.

Coverage
Coverage is limited to New York City at launch, because the underlying datasets are NYC-specific. Listings outside NYC, or addresses we can't confidently match, are shown as "unknown."
Third-party sites and data
SnagFlat reads the listing page you are already viewing to extract the address; it does not republish those sites' content. We are not affiliated with, endorsed by, or sponsored by StreetEasy, Zillow, the City of New York, JustFix, or any data provider. Please use the extension consistent with the terms of service of the sites you browse. The public data services we query are governed by their own terms.
Changes
We may update these terms and this disclaimer from time to time; the "last updated" date above reflects the latest revision. Continued use of the extension after a change means you accept the updated terms.
